PROJECT DEVELOPMENT

DSL will develop project to full capacity in accordance with client’s vision, specifications and general requirement on a stipulated sum contract. Most efficient and timely delivery method is adopted and implemented as required by project characteristics and/or client needs. DSL will provide financing up to project hand-over and financial reconciliation stage, though our work extends to any additional client need beyond move-in stages as may be required by project insurance operations-coverage. Our project development services have been very beneficial to governmental and private organizations. It is also a very advisable approach on a multi-ownership project where project administration through owner representation is not a preferable option. PROJECT

REAL ASSET DEVELOPMENT

DSL provides services for the development of real assets. Through our real asset services we provide economic analysis of client’s interest and offer full financial resources assistance. Our due diligence application allows the client to make informed and safe decisions regarding real assets, including; buying, leasing and selling. We coordinate with clientappointed mortgage companies and real estate agents as may be required to ensure clarity in client’s negotiations.

EQUIPMENT

DSL will plan and acquire equipment and furniture in accordance with client’s requirement. We also provide commissioning and management services of equipment. Testing and training of personnel on all building equipment is an integral part of the project closeout. We administer all warranty and guarantee requirements upon project completion. We also provide equipment and facility management services.

CONSTRUCTION MANAGEMENT

DSL’s construction management approach is a proven system for planning, implementing, and controlling projects from concept to final completion. With a single source of responsibility, it is an approach many Owners benefit from, tangibly and economically. Although most effective when employed from the pre-design stage to final occupancy, construction management services can be obtained for a single phase of the project. The success of construction management begins with the development of a “trusted team” to ensure concise communication between the Owner, Architect, Consultants, and Construction Manager. These working relationships enable DSL to deliver rapid, cost efficient completion of even the most complex projects. Benefits realized include; reduced total time for design and construction, reduced construction costs, coordination of diverse functions on major projects, and increased project flexibility. As major building projects require unique rules and regulations specific to each client and municipality, no single form of construction management relationship is applicable to all projects. PROGRAM MANAGEMENT

Through program management we undertake the project from vision development to completion. Feasibility studies, land acquisition , land development, capital budgeting, design, construction and furniture/ furnishings/equipment (FF&E) services are provided as a single service. We function as client representative in all aspects as may be required. We undertake in-house functions of client’s capital program department utilizing both our forces and that of the client.
